Packe & Barbadoes doesn’t stand out as a showstopping build with its modest design and street presence, however, this doesn’t discount the work that went into this project.
With 8 individual owners, all with their own brief and preferences, a huge amount of work went into preliminary stages of this project, from the overall aesthetics of the build to the final specification of finishes for each apartment owner, the design and project management team ensured every detail of the build was ironed out prior to commencement on site.
The engineering aspects also shouldn’t go without mention, the site itself is a TC3, requiring a robust foundation system, but in addition to this, the bearing capacity of the soils were essentially non-existent, meaning major ground remediation would be required. A solution was reached through a collaborative approach with the consultant team and pulling on experience around the team.
It was decided that a TTT foundation system would be implemented by driving SED timber poles to a depth of 8 meters where they would meet solid bearing and in doing so, created greater soil bearing capacity and density. A raft foundation was then constructed over top of this with consideration for future seismic events, it was built to allow the foundations to be relevelled after future seismic events.
A final hurdle was to be dealt with, and that was the demolition and site clearance package. The existing apartment building on site was riddled with asbestos and required full asbestos removal and decontamination prior to demolition. This was carried out in stages over the period of 2 months, with the eventual demolition of the structure on site and removal of large amounts of soil due to the depth the contamination had reached.
Upon completion of all site work, the vertical build proceeded and was delivered successfully within the contracted timeframe.
In July 2020, after struggling with ongoing droughts, Northland residents had the terrible ordeal of coping with a once in a 500-year storm. The storm caused extensive flooding, roof leaks and land damage to homes and commercial buildings. This unexpected weather event caused significant damage and severely impacted the lives of many people.
We were on-site quickly, ready, and able to assist affected residents and customers. As claims were lodged, we managed properties to ensure homes were safe and secure for peace of mind. Our contractors stripped out the damaged buildings in the following days enabling the drying process to begin quickly. We arranged numerous contractors to manage the high volume of repairs. Additionally, we scoped and reported on claims for cash settlement of minor repairs.
We managed 376 claims resulting from the flood, ranging from significant flooding, roof leaks and land damage with silt remediation. These claims included 199 properties that were made safe and 146 building repairs. We also assessed 168 minor repair claims for cash settlement.
