Build to Lease (Finance)

Due to our perpetual desire to bring solutions to the market, Morgan & Partners have developed a Build to Lease model, whereby clients who are not in a position to commit significant capital to their development, have the option to come to us with a proposal for a specific development type they require. 
This can be anything from an industrial building to a commercial development to student accommodation blocks. 

Morgan & Partners will then work alongside you to develop the concept, and establish exactly what you are needing from your development. We then complete a feasibility study and raise the capital via our strategic network of investors throughout Australia & New Zealand & deliver your bespoke project.

This option allows our clients & stakeholders to mitigate the significant upfront capital cost of land acquisition & construction, as well as cost fluctuation risk, benefitting their cash flow with the security of having a long-term lease arrangement and a building constructed to meet their specific needs. 

How it works:

  • Initial consultation to ascertain clarity on the clients long & short-term requirements.
  • Initial feasibility & concepts developed to confirm client expectations and costs.
  • Build to buy or long-term lease options are agreed along with agreed maintenance contracts, ensuring all aspects of the development are met.
  • Morgan & Partners Developments will proceed to seek & confirm the capital raise for the development funding.
  • Detailed design of development is finalised.
  • Final contracts are compiled and distributed for agreement between all stakeholders.
  • Construction commences.
  • Project delivery & final commissioning is completed.
  • Development is handed over for occupancy.
